What a CP12 is, and what happens if you skip it

The Landlord Gas Safety Record exists for one reason: gas appliances that are neglected can leak carbon monoxide, and tenants cannot see, smell or taste it. The Gas Safety (Installation and Use) Regulations 1998 make the landlord personally responsible for an annual check of every gas appliance and flue in a let property, whether that is one flat above a shop in Walthamstow or forty units across three boroughs.

The consequences of skipping it are not theoretical. An expired certificate can invalidate landlord insurance, block a Section 21 notice (courts have refused possession claims where no valid record was served), and in the worst cases lead to prosecution, unlimited fines and imprisonment. Against that backdrop, a £75 annual inspection is not a compliance cost. It is the cheapest risk management a London landlord will ever buy.

If something fails

If an appliance is unsafe, the engineer classifies it under the industry's two warning categories: At Risk or Immediately Dangerous. An Immediately Dangerous appliance is disconnected with your and the tenant's knowledge, because leaving it running is not a legal option for any Gas Safe engineer. You then get a fixed quote for the remedial work, never work done first and explained afterwards. Most failures are modest: a ventilation grille painted over, a flue seal past its best. We fix the majority on the same visit or within days, and reissue the record so your compliance gap is measured in hours, not weeks.

A single-appliance certificate starts at £75, a typical flat with a boiler and gas hob runs £85 to £95, and larger properties with three or more appliances sit between £95 and £120. The arrangement most of our landlords choose is the combined visit: CP12 plus annual boiler service in one appointment, one tenant-access negotiation, two documents, priced below booking them separately. Your boiler warranty needs the service anyway; doing both together is simply the efficient version of compliance. Portfolio landlords with three or more properties get portfolio rates and a single schedule across the lot.

Yes, for every let property with gas appliances, renewed at least every 12 months by a Gas Safe registered engineer, with the record given to tenants within 28 days of the check and to new tenants before they move in.
