Plenty of firms will sell you a boiler you don’t need, so let’s start with when you don’t. If your boiler is under ten years old and the fault is a component, a sensor, a valve, an electrode, repair wins almost every time. We say this as a company that fits boilers for a living.
Replacement starts to make sense when the signals stack up. Age is the first: past twelve years, efficiency has usually slipped well below what the boiler achieved on day one, and parts become the second problem, some are discontinued, others only available reconditioned. Repair frequency is the next signal: if you’ve had an engineer out twice in eighteen months, you’re paying a new boiler’s deposit in instalments without getting the boiler. Rising gas bills tell their own story, because a tired boiler quietly burns more to deliver less, a modern A-rated condensing boiler converts over 90% of its fuel into heat, where an old G-rated unit manages 70% or less, and on a typical London gas bill that gap is worth hundreds of pounds a year. And then there are the deal-breakers: a cracked heat exchanger, a failed PCB on a fifteen-year-old unit, or any fault costing more than half the price of a new boiler on a boiler past twelve years old. Combi boiler
A combi boiler installation is the answer for most London flats and small-to-medium houses. Combis heat water on demand straight from the mains, no tank, no cylinder, no waiting, which frees the airing cupboard and suits the space-starved reality of a Zone 2 conversion. The trade-off is flow rate: one powerful shower, yes; two showers and a kitchen tap running simultaneously, no. For the one-bathroom households that make up most of the capital, a combi is the default for good reason.
System boiler
A system boiler suits larger homes with two or more bathrooms. It works with a hot water cylinder, so multiple outlets can run at once without the flow collapsing, the right call for the extended Victorian terraces of south and north London where a loft conversion added a second en-suite. Modern unvented cylinders deliver mains-pressure hot water, which is a revelation for anyone used to a gravity-fed dribble.
