The faults we see most on Baxi boilers in London

Baxi’s Duo-tec and Platinum ranges are workhorses — you’ll find them in tens of thousands of London flats and terraces. But like every brand, the patterns are predictable. In hard-water postcodes across the capital we see sludge-driven E110 overheats and E125 circulation faults on systems that have never been flushed. On older Duo-tecs the ignition electrodes drift out of spec and start throwing E133 lockouts, usually on the first cold snap of autumn. E118 low-pressure lockouts are almost always a slow leak on a joint under a floor or behind a bathroom panel — not the boiler itself.

The parts network is strong: Baxi PCBs, fans, pumps and heat exchangers are stocked at every major wholesaler in London, which is why our first-visit fix rate on Baxi is one of the highest of any brand alongside Vaillant and Worcester Bosch. Combine a repair with a proper power flush and a magnetic filter and most Baxis will run cleanly for another decade.

Baxi error codes explained

E133

Baxi E133 — Ignition failure — no flame detected

HIGH

Gas supply or ignition electrode fault. Check other gas appliances first; if they work, book a Gas Safe engineer — don’t keep resetting.

E125

Baxi E125 — Circulation fault — pump or flow issue

MEDIUM

Often air in the system, a sticking pump or a blocked filter. A power flush or pump service usually clears it.

E110

Baxi E110 — Overheat — flow temperature too high

HIGH

Sludge in the heat exchanger or a failed thermistor. Don’t keep resetting — the PCB will lock out permanently.
E118

Baxi E118 — Low water pressure

MEDIUM

Repressurise to 1.5 bar. If it drops within a week there’s a leak — book a trace, don’t keep topping up.
E28

Baxi E28 — Flue or fan fault

HIGH

Fan motor, flue obstruction or air pressure switch. Engineer only — a blocked flue is a CO risk.
E168

Baxi E168 — General internal fault — PCB or wiring

HIGH

Manufacturer diagnostic required. Often a PCB, but can be a wiring loom on older Duo-tecs.

Baxi repair FAQs

Do you repair every Baxi model?
Yes — Platinum, Duo-tec, 400, 600, 800, EcoBlue, Megaflo and older ranges. Our engineers see Baxis every week across London.

E110 is an overheat. It’s usually caused by sludge restricting flow through the heat exchanger. A power flush plus a magnetic filter typically clears it and keeps it clear.

Yes — Baxi is a solid mid-market brand with excellent parts availability, which is one reason our first-visit fix rate on Baxi is high.

£280–£450 fitted for most Baxi models. We’ll always quote before we start and check whether a repair still makes sense on older units.

Yes — genuine or Baxi-approved parts every time. That protects any remaining manufacturer warranty and keeps the repair warranty valid.
