Every modern condensing boiler produces a small, steady trickle of mildly acidic water as a by-product of efficient combustion, and the condensate pipe carries it to a drain. Indoors, that pipe never sees frost. But on millions of UK installations, including a huge share of London’s, the pipe exits through the wall and runs down to an outside drain, and a thin plastic pipe carrying a slow trickle is exactly what a sub-zero night freezes solid. The boiler senses it cannot drain, refuses to run, and locks out: on the first hard frost of the year this single fault takes down more boilers than everything else combined, which is why engineers call that morning “condensate day”.
How do I know it is the condensate pipe?
Three signs together are near-conclusive: it is at or below freezing outside; the boiler is making an unfamiliar gurgling or slurping sound as it tries and fails to drain; and the display shows an ignition-family lockout, commonly Vaillant F28 or F29, Worcester EA, or Ideal L2 (Ideal Logics are famous for it). Go outside and find the white or grey plastic pipe, usually 32mm or wider, running from the boiler’s wall exit down to a gully or drain. Frost on the pipe, or a visibly iced section at the bend or the open end, confirms it. The freeze is almost always at the most exposed point: the elbow, the bottom outlet, or a long shallow horizontal run.
How to thaw a frozen condensate pipe safely
Boil the kettle, then let it stand a few minutes. You want hot tap or warm water; boiling water can crack a frozen plastic pipe.
Pour the warm water along the frozen section, concentrating on the bend and the open end. A hot water bottle or a microwavable heat pack held against the pipe works well too, and is safer on a ladder-free ground-floor run. Never use a blowtorch or heat gun.
Listen for the release: trapped water glugging away as the ice clears.
Go back inside and reset the boiler once. It should fire normally.
If it locks out again, the ice has not fully cleared; repeat the thaw, checking the full outdoor run.
Only work on pipe you can reach safely from the ground. A frozen pipe at height is an engineer’s job, not a stepladder-in-the-frost job.

How to stop it ever freezing again
Thawing is first aid; prevention is the cure, and it is cheap. Foam pipe insulation rated for outdoor use, fitted along the entire external run including the bend and end, prevents the vast majority of repeat freezes and costs a few pounds a metre. Where an installation freezes repeatedly, an engineer can go further: increasing the pipe’s fall so water cannot sit in it, upsizing the external section (a wider pipe freezes far less readily), shortening the outdoor run, or in stubborn cases fitting trace heating or rerouting to an internal drain. When we attend a frozen-condensate callout, insulating the pipe before we leave is part of the job, because coming back for the same freeze next winter helps nobody.

Can I just disconnect the condensate pipe temporarily?
No. The condensate is mildly acidic and must drain properly, and the boiler will not run safely without a sealed route; improvised disconnection creates problems worse than a cold morning.
Will pouring salt on it work?
Salt helps the drain at ground level but does little for ice inside the pipe; warm water on the pipe itself is the effective method.
Why does my boiler freeze when the neighbour’s does not?

Does a frozen pipe damage the boiler?
